Marrano Homes recently announced that it received final attorney general approval to begin the selling and marketing of Glenbrooke Patio Homes, the first major development of its kind in Henrietta.
With the roads officially complete, Marrano has now begun construction of 68 private patio home sites on approximately 34 acres of land, located on the northeast corner of East Henrietta Road and Goodburlet Road.
“As pioneers of the patio home concept in Western New York, we see a great opportunity to replicate that community design here in Henrietta — a suburb that’s similar to one of our major suburbs in Buffalo,” said John Manns, executive vice president of sales and marketing, Marrano Homes. “Having already received interested from Rochester home buyers, we’re confident that Glenbrooke’s charm, privacy and carefree lifestyle benefits will be a great fit for this community.”
Glenbrooke Patio Homes will feature ranch and first-floor master bedroom designs, ranging from 1,300 to 2,200 square feet in size and $260,000 to $350,000-plus in price. Each unit will include two bedrooms, a walk-in closet, an L-shaped kitchen layout, mudroom and two-car garage. In addition, Marrano provides a homeowners association to manage exterior maintenance, including landscape, private road upkeep and snow removal.
“Since none of the homes back up to each other, residents will enjoy beautiful views of open green space and several ponds,” said Manns. “In addition, Glenbrooke is located just minutes from local conveniences, like Wegmans and the Jefferson Road shopping corridor.”
Marrano anticipates its first Glenbrooke closings to occur in 2018. Upon completion, Glenbrooke Patio Homes is expected to be valued at more than $18 million.
